The City of London actively encourages ARUs as part of its housing affordability and community diversity strategy. ARUs are permitted under Ontario Regulation 711/91 and London's Official Plan.
Key Requirements
- ARUs permitted on zoned residential properties (single-detached, semi-detached, duplex)
- Maximum of 4 total dwelling units on one lot
- Maximum floor area of ARU cannot exceed 80% of primary dwelling floor area
- Maximum 2 bedrooms per ARU unit
- Maximum total of 5 bedrooms across all units on property
- Each unit requires separate entrance
- Each unit requires independent utilities (water, sewer, electrical)
- Building permit required for all configurations
- Rental license required for rental units
- No additional parking spaces required (per City of London)
- Minimum lot dimensions and setback requirements apply
